Newb question about uber and item drop

Hello I am new on this community.

I have some questions about the game:

-When and how uber diablo is summoned here?
I see from times to times systems message like "xxx soj sold to merchant", but no "diablo walk on earth", do i have to sell myself one or several soj to npc or is there another "key" item that I have to sell to npc??

-About the drop
The best MF spot for unique items on this server is act3 high council? am I right??

You can summon him by selling ONE soj, he will appear where mephisto normally spawns (Durance of Hate lvl3)

The Council has indeed a very good drop unique drop rate since almost every member drops atleast one unique.
Although some people will argue that it is better to hunt tier #85 areas too (http://forum.gamesymbol.com/f845/area-level-list-524840/)
From my own experience, the best uniques/minute come from the council and pindleskin.

Although I also like to run diablo and baal

Just now, I did a run to griswold for rune word matierial, and it turns out griswold becomes uber diablo...I did nothing special, dont even know why and how（some one else is selling soj??）..well I am happy to get my 1st anni but it still bugs me. Seems we dont have to waste a soj to summon uber diablo, is there a rule?? Personnaly I havenot even found one soj yet, really dont want to sell it to npc....Could anyone clarify how this DC event works on this server? Do we have only one server ip so I dont have to find the right game on the right server?? Is it a whole realm summon or single game summon??
The message "xxx soj sold to merchant" is that a simulation message or it only appears when someone is actually selling soj? (Since this is a private server and we have lower population than BN, I would assume the sever simulate soj selling to summon DC)..
Anyway, I am really confused...

 

This also happened to me, once I didnt sell any soj and I got the message "Diablo walks earth". I think the server will also make DC spawn in a similar way to the official BNet way, where the total of sojs sold will also give a chance of diablo to spawn.

When you sell SoJ, you get 100% chances of diablo summon on your game. AND I assume, the message of XXX Stones sold to merchants for ALL games in realm (since this server only has one IP)

I dont know if server simulates soj selling for that we will ahve to wait a GM/MOD to clarify.
